Freezing water lines in a tight crawl space

If you live in Overland Park and have an older home, chances are you could be on a crawl space. When the weather drops well below freezing for several days in a row your water lines can tend to freeze.

Many of the newer homes in Overland Park are built with full basements. This allows a space for the water lines and other utilities without having to worry about them freezing. On a crawl space you don’t have as much protection from the elements. Most of the crawl spaces are ventilated which means they will tend to get quite cold.

When water freezes it expands and when it freezes inside of a water line with nowhere to go it can burst the line. Usually older water lines like galvanized and copper are more likely to leak when they freeze. We use PEX supply lines to run most residential water lines unless the homeowner specifically ask for us to install copper. Pex seems to hold up a little better when a line freezes. Being plastic it has the ability to expand with the ice but we have seen instances where pex has burst due to freezing.
